英國商用不動產　收益都進外國人口袋啦

英國房地產業協會（Property Industry Alliance，PIA）公布，外國人持有的商用不動產過去10年來增逾1倍；截至2013年底，包括購物中心、倉儲、旅館與辦公大樓等能帶來收益的商用不動產，由外國人所持有的比率已高達24%，首度成為持有最多英國商用不動產的群體。

PIA指出，名列第2的群體為英國保險商與退休金基金，但合計也只持有英國19%的商用不動產。

英國穩定的政治環境、完善的法律體系與基礎建設，吸引了世界各地的外國人士前來投資，這使由外國人持有的商用不動產規模，在迄去年底的10年間銳增至940億英磅（1500億美元）。同時，這些由外國人持有的不動產約75%位於倫敦。

根據彭博資訊去年8月的報告，倫敦房價攀漲速度遠勝英國其餘地區，占英國商用不動產市場總值的35%，並替英國GDP（Gross Domestic Product，國內生產毛額）貢獻達23%的產值。（劉利貞／綜合外電報導）
